Terrace Ridge consists of 117 townhouse units, built in 1977, housed in
15 buildings along 97th Avenue in Grande Cache. The condos face north,
and all units have walk-out basements and incredible views south to the
Rockies. They are 3 bedroom, 1.5 bathroom homes with virtually
identical floor plans. Above grade basements have generous ceiling
heights and may be finished. Private back yards are fully fenced and
are the unit owners’ responsibility to maintain. Front yards are open
lawn areas and are cared for by the condominium corporation. Snow
removal from sidewalks is also a corporation responsibility. Recent
improvements (in 2009) include new windows throughout as well as
substantial replacement of the sewer lines. Condominium fees are $250
and $252 per month depending on the unit. Have a look at the budget to
see what is paid for from the fees. Essentially, the fees cover
property management and the maintenance, repair, and replacement of all
common area, which is the exterior building envelope as well as
fencing, lighting, landscaping, etc. Furnaces, hot water tanks,
appliances, interior electrical and plumbing are all unit owners’
